Plumbing

- Removal of trees or shrubs from the block including access trails into the site
- Any sound or thermal insulation in floor between different levels of houses
- Excavation in rock or unstable ground, or any dewatering for any trade
- Completed Basix requirements until we are able to get further information on the location and site conditions of your block and orientation of the selected house model (see clarifications)
- Upgrading of any site condition costs relevant to your individual block and the model house you choose (see clarifications)
- Retaining walls of any kind
- T.V. ariels ,satellite discs, solar panels or fireplace flues
- Weatherseals to external doors
- air conditioning ducted or otherwise
- Does not include for 'far side of road water,gas,or power connections'
- Any landscaping or turf of any nature.
- Does not include bored piers to unstable ground or as directed by the engineer or any Statutory Authority
- Any contour block plans or surveys
- Any geotech surveys or reports
- Painting of any timber deck boards
CLARIFICATIONS 
- All powdercoat and colourbond items are from the standard colour range.
- ALL Structural steel beams, concrete slabs are to be certified by the Engineer, should he issue instructions to install extra work or materials not included in this quotation then a variation /adjustment of cost will be incurred.
- The basic internal lights are batten holder light fittings with 60 watt bulbs, should you wish the electrician to install your light fittings then a further charge will be applicable .
- IT IS ADVISED THAT CERAMIC FLOOR TILES BE KEPT WITHIN A 200 MM SQUARE MAXIMUM SIZE SO AS TO ENABLE FALL TO THE FLOOR WASTES. TILES LARGER THAN THIS WILL INCURR A FURTHER CHARGE. WALL AND FLOOR TILING HAS BEEN PRICED FOR STANDARD LAYING. SHOULD THE CLIENT REQUIRE DIAGONAL PATTERNS, FRIEZES OR FEATURE TILES, AN ADDITIONAL CHARGE WILL BE INCURRED.
- We have allowed many items within our price which would be required by the new 40% Basix requirements, however many other items such as glazing and garden areas play a part in the final assessment and costs will need to be adjust accordingly.
- Our price is based on two coats of paint, of two colours only internally and two coats of two colours externally except as nominated as a single colour or multiple colours for Rockcote finishes.
- Our price has attempted to cover all known site cost items that would be normally required, we have nominated allowances for power, water, sewer, stormwater excavation etc, however your site must be evaluated and these items adjusted some items will increase and some items may be decreased according to the site conditions.
- Bearer and joist floor systems that exceed 1500 above the natural ground must have pynboard floor sheets installed for OH&S purposes even if you wish to have timber floor boards as an alternative floor covering
- Some house models show stone work facades, this is subject to availability and the Builder reserves the right to offer an alternative material.
- Cement roof tiles we include will be from the Monier 'Eleebana and Waverly' range
- Terra cotta roof tiles we include will be from the Wunderlich 'Marselle' range which comes with a fifty year guarantee in high salt areas.
- The water tank allowed in our prices is the minimum Basix requirement and may need to be upgraded to suit the actual Basix assesment.
- If choosing gas appliances we recommend that you are on town gas, our prices only include the Quality range of appliances which are all electrical
- Our carpet range comes in a quality and deluxe range as well. We have included the quality range in our prices

PRIME COST ITEMS 
Prime cost items are amounts allowed for goods to be fixed into the project, these items are subject to the client’s choice and are adjusted up or down according to the cost of the item the client has chosen and are subject to the builders margins exceeding the amount allowed. Please find a list of allowances as follows:
- Ceramic tiles (supply only) $28.00 per m2
- Internal timber stairs and handrail $3000 each
PROVISIONAL SUMS 
Provisional sums are allowances included within the builders quotation for items that cannot be determined as to their final cost. Provisional sums are established on the builders knowledge at the time, but could be subject to change due to the nature of the work, inclement weather or an instruction by an officer of a statutory authority. If the work is done within the budget as listed then there is no extra cost. If they exceed the allowance then the client pays the difference between the provisional sum and the overrun including Builders margins.
